January 2023 Real Estate Market Statistics For Somerset County NJ:

 

 

The Somerset County Home Sales statistics for the month of January are in, and they show a decline in the total sold dollar volume and closed sales. The total sold dollar volume for the month was 11,876,699, which is down 18.9% from the previous year and down 36.3% from the previous month. The number of closed sales for the month was 15, which is down 28.6% from the previous year and down 42.3% from the previous month. However, there was an increase in the median sold price, which was $815,000, up 20.6% from the previous year and up 19.2% from the previous month. The average sold price also increased, reaching $789,233, up 12.5% from the previous year and up 10.3% from the previous month. The median days on the market decreased by 13.8% to 25 days, while the average days on the market remained the same at 43 days, and the median price per square foot increased by 19.5% to $300, and the average price per square foot increased by 18% to $302 from the previous year. However, on a month-over-month basis, the median and average price per square foot only increased by 9.1% and 8.6%, respectively.
